Booking Form

Discovery Interview
We schedule a conversation to discuss your property in detail: type, size, age, known issues, timeline, and any lender or investor requirements. This is where we align on exactly what you need.
Property Research & Proposal
We review available records, public data, satellite imagery, and your documents to understand the property before we arrive. Then we deliver a written proposal with the full scope, deliverables, timeline, and total cost. No hidden fees, no surprises.
On-Site Inspection
Once approved, our CCPIA© Certified inspectors conduct the on-site assessment, evaluating every major building system per COMSOP standards.
Report Delivered
Your ASTM© E2018-24 compliant report is delivered within 5 to 7 business days. Expedited delivery is available when your transaction demands it.
Pricing Factors
What Determines the Cost
Every property is priced individually based on its specific characteristics. These are the primary factors we consider.
Property Size & Type
Square footage, number of buildings, and property type (office, retail, industrial, multi-family) directly affect the time and expertise required for a thorough inspection.
Age & Complexity
Older properties and those with complex mechanical systems, multiple roof sections, or specialized infrastructure require more detailed evaluation and documentation.
Scope & Deliverables
A baseline property condition assessment has different requirements than one that includes equipment schedules, cost-to-cure estimates, capital reserves analysis, or ADA compliance review.
Location & Access
Properties along the Front Range corridor are within our standard service area. Mountain, Western Slope, and rural locations may include travel costs based on distance.
Timeline
Standard report delivery is 5 to 7 business days. If your transaction requires expedited turnaround, we can accommodate that and will discuss any additional costs upfront.
Lender Requirements
Some lenders and investors have specific reporting formats, additional scope items, or certification requirements. We tailor the proposal to meet those standards without unnecessary additions.
