Code of Ethics


As CCPIA© Certified Commercial Property Inspectors, we adhere to the following code of ethics in every engagement. These principles guide our conduct, our reporting, and our relationships with clients and stakeholders.

1. Objectivity and Integrity

We conduct every inspection with objectivity and integrity. Our findings, opinions, and reports reflect the actual conditions observed at the property. We do not misrepresent, conceal, or exaggerate conditions. We do not allow personal interests, relationships, or external pressure to influence our professional judgment or the content of our reports.

2. Competence

We perform only those services for which we are qualified by training, certification, and experience. We maintain our CCPIA© certification through ongoing education and stay current with industry standards, including ASTM© E2018-24 and CCPIA© COMSOP. When an engagement requires expertise beyond the scope of a commercial property inspection, we recommend that the client retain an appropriately qualified specialist.

3. Conflicts of Interest

We disclose any circumstances that could create a conflict of interest, whether actual or perceived, before accepting an engagement. We do not inspect properties in which we have a financial interest. We do not perform inspections on properties where we have been involved in the design, construction, repair, or maintenance of the building or its systems. We do not accept compensation from any party that could compromise our objectivity.

4. Confidentiality

We treat all client information, property data, and inspection findings as confidential. We do not disclose inspection results to any party other than the client or the client's authorized representatives without the client's written consent. We protect confidential information in accordance with our Privacy Policy and applicable law.

5. Scope of Services

We clearly define the scope of every inspection engagement in writing before work begins. We communicate what the inspection will and will not include. We do not perform work outside the agreed scope without the client's knowledge and consent. If conditions discovered during the inspection warrant additional evaluation beyond the agreed scope, we discuss the findings and any recommended additional services with the client before proceeding.

6. Reporting

We deliver written reports that are clear, accurate, and complete. Our reports are organized to be understood by both technical and non-technical readers. We include photographic documentation of conditions. We present opinions of probable cost based on current market data and professional experience. We do not provide guarantees of property condition or predictions of future performance beyond the reasonable application of professional judgment.

7. Limitations and Disclaimers

We clearly communicate the limitations of a visual property inspection. Our inspections are limited to accessible and visible areas at the time of the assessment. We do not perform destructive testing, move personal property, or disassemble building components unless specifically agreed upon. We acknowledge that latent or concealed defects may exist that cannot be identified through a visual inspection.

8. Professional Conduct

We conduct ourselves with professionalism in all interactions with clients, property managers, tenants, contractors, and other stakeholders. We are punctual, prepared, and respectful of the property and its occupants. We maintain appropriate insurance coverage, including general liability and errors and omissions (E&O) insurance.

9. Referrals and Recommendations

When we recommend that a client engage a specialist, contractor, or other professional, we do so based solely on the client's needs and the qualifications of the recommended party. We do not receive or pay referral fees, commissions, or any form of compensation for recommending third-party services. We disclose this policy to our clients.

10. Continuous Improvement

We are committed to improving our skills, knowledge, and the quality of our services. We seek feedback from clients, stay informed about changes in building codes and industry standards, and invest in professional development. We hold ourselves accountable to the standards set forth by CCPIA© and the broader commercial inspection profession.
